Timber Frame vs. Traditional Block-Building Method: Frequently Asked Questions
Timber Frame construction offers several advantages, such as a quicker building process, higher build accuracy, potential cost savings, a lower carbon footprint, better thermal performance, and design flexibility.
A Timber Frame structure can be structurally complete within a week to ten days, while traditional block-building can take several weeks. This is due to the off-site manufacturing and partial assembly of timber frames, panels, and roof trusses.
Timber Frame Construction uses timber sourced from FSC or PEFC-certified sources, which are classified as renewable materials. Additionally, timber locks in carbon dioxide and is less energy- and resource-intensive than bricks, mortar, concrete, and steel.
Timber Frame homes have better thermal performance due to the thinner walls allowing for greater insulation. They also heat up faster through the central heating and typically achieve higher Building Energy Ratings (BER), resulting in lower running costs for fuel and reduced carbon emissions.
Yes, Timber Frame construction offers flexibility in design and layout. The timber frame can be left exposed or clad with various materials to achieve virtually any design aesthetic.
The initial design and construction cost of a Timber Frame home may be similar to a traditional block-built home. However, savings can be made in other areas, such as reduced labour costs, more reliable supplies, and shallower foundations.
Timber Frame homes have a higher level of build accuracy as they are engineered products, manufactured, and assembled in a factory environment by a dedicated team. This results in a higher standard of workmanship and quality control.
Despite being relatively lightweight, timber can be engineered to be structurally as strong as steel, providing a durable and stable structure comparable to traditional block-built homes.
